Your first clue that a home inspection is important is that it can be used as a contingency in your purchase offer. This contingency provides that if significant defects are revealed by a home inspection, you can back out of your offer, free of penalty, within a certain timeframe.
Not only will our detailed inspection report protect you from what you can’t see, it is your best tool to negotiate price and/or repairs for existing conditions. The extensive use of digital photos in the report provides dated documentation of existing conditions at the time of inspection.
A full inspection covers every accessible interior and exterior area including the crawlspaces, garage, attic and roof. Electrical, heating/HVAC and plumbing systems including the water heater are inspected. The structural integrity of the building, supports and earthquake preparedness are checked. All doors and windows are checked for proper flashing and signs of moisture penetration. We look for signs of moisture in walls, ceilings and floors. The foundation and crawlspace are inspected for drainage related moisture issues as well as for termites, dry rot, beetle infestation mold and fungus. We check for any safety issues and for building code compliance. If indicated, elderly and disabled accessibility issues will also be addressed.
Meet Stephen Hill
Stephen Hill is a licensed Combination Inspector with full residential and commercial certifications in Building, Mechanical, Electrical and Plumbing with the ICC (International Code Council-CA).
He is a retired member of InterNACHI (International Association of Certified Home Inspectors) and has consulted with the FHA – HUD 203K program.
He began working in the construction industry while attending the University of Hawaii in 1968 and by 1973 had formed Woodlord, his own custom remodeling / manufacturing company in Hawaii. Any spare time was spent sailing or crewing on short inter-island trips.
Stephen serves the San Francisco, San Mateo, and surrounding areas.
